Leasing and sales information on Net leased investments, hotels, apartments,
office, retail and warehouse properties.
Net Leased Investment: If you invest $1,000,000 into
certificate of deposit at a lending institution with a 3% return then your
annual cap rate of return would be $30,000. If you invest $1,000,000
into the purchase of a net leased investment that is generating a net
annual income of $100,000 then your cap rate of return would be 10%, and you
benefit as the owner of the property and lease which historically
appreciates in value. Today is January 15, 2010 and the boom is about to
happen again. You don't need a million, you can start with $25,000 and
ride the wave. I am talking appreciation and annual returns that will
exceed 20% or more. We have short sale condominiums is houses that can
be purchased for as little as $25,000. Then we can rent them out to
provide a positive cash flow and then sell them when the market peaks again.
The sale price of income producing
properties are governed by the principal of supply and demand. They are
also governed by the risk factor. The
lower the risk, the lower the cap rate of return. The higher the risk,
the higher the cap rate of return. As an example, when you buy the land
and building that is being leased to a tire store you are purchasing a "single
tenant lease" because there is only one tenant to collect the rent from.
When you buy a small shopping center that has a tire store and one or more
other businesses then the shopping center purchase is a "multi tenant
transaction" and it has a higher risk factor because of the number of tenants
that could default by not paying the rent as called for in the lease
agreement. The greater the number of tenants, the greater the risk but
it also generates a much higher cap rate of return which usually offsets any
bad lease tenants.
For more information on investment
properties please visit our world wide web site at
www.renaejennings.com and fill out one
of our property search forms that is most appropriate for the search criteria
that you are looking for. We will either email or call you within 2
business days. If you need a more immediate response then please call
either Louis or Renae Jennings at 407-532-0470. Remember, if it is a
retail property then we can help you buy, sell or lease it. Retail net
leased investments and retail lease space is what we specialize in.
We know the most accurate and up to date market prices predicated on supply
and demand. We are general brokers and present all listing and all
properties. This is important to both buyers and sellers because our
market awareness helps both sides to make an informed decision based on market
values. If the property you want is available, then C. S. I. knows
how to find it and investigate and evaluate how much it is worth. We
will not waste your time presenting Orlando Florida commercial real estate
investment properties that do not meet your
requirements.
